Fees TO TENANTS
For any tenant renting a home under an Assured Shorthold Tenancy (AST) the following are payable or potentially payable:
A holding deposit of one week’s rent to reserve a property and will then contribute towards the first month's rent.The security deposit, equivalent to five weeks rent, rising to six weeks rent when the annual rent is in excess of £50,000.The rent and utility bills as outlined in the Tenancy Agreement.Unpaid rent will potentially incur interest at 3% above the Bank of England base rate, as outlined in the Tenancy Agreement. Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required.
Tenant Referencing Fee: £125.00(inc VAT)Per Tenant
Referencing (identity, immigration & visa confirmiation, financial credit checks, obtaining references from current or previous employers/landlords, and any other relevant information to assess affordability).
Guarantor Fee: 75.00 (inc VAT) per guarantor (as required).
Referencing (as stated above) and preparation of a deed of guarantee as part of the tenancy agreement.
During your tenancy :
Amendment fee £50.00(inc VAT)
contract negotiation, amending terms, names & updating your tenancy agreement during your tenancy.
Charges can still be made if a tenant wishes to change their tenancy or terminate it early, for late rent payment or where replacement keys or security devices are required. Excluded from the Act are utilities/communications services, television licences and council tax payments
Renewal fee (Tenant's Share) £50.00 (inc VAT)
Contract negotiation amending and updating terms and arranging a further tenancy agreement.
Ending your tenancy
Charges can still be made if a tenant wishes to change their tenancy or terminate it early, for late rent payment or where replacement keys or security devices are required. Excluded from the Act are utilities/communications services, television licences and council tax payments.

Other fees & charges
In terms of the time frame, though the Act came into effect on 1 June, tenants' obligations, charges and payments included in any current tenancy agreement signed before that date will stay the same until the tenancy is renewed or after 31 May 2020, the date by when all existing tenancies will be required to follow the Act.
